Before You Start
Why are Esale so much cheaper than traditional estate agents?
The two biggest costs for estate agents are high street ‘shops’, and staff.
Because we are internet based, we can work from smaller offices and don’t have to pay the high street prices. And because the majority of our vendors carry out their own viewings, we dont have the number of staff that most agents do.
All our staff focus on marketing the property and sales progression, rather than physically showing people around property.
This saving is reflected in our fees and passed on to our customers.
How much do Esale charge?
We charge £1,390 to sell your home with £190 of that payable when you instruct us (to cover the photo’s floor plan and description).
Or – if you chose to pay us upfront – it’s HALF PRICE – just £695 with nothing to pay on completion.
The photographs and floor plan are included with both options and will be sent to you for your own use on request.
What areas do you cover?
We cover the whole of mainland England, Scotland and Wales.
Can you help with valuations?
Ask us for an online valuation.
We will do all the same research that any good estate agent would do.
We will compare your home with similar sold and for sale properties in your area using various online resources to provide you with the best marketing price.
But rather than sit in your house to deliver the information, and quite probably the hard sell!
We email the valuation to go through in your own time.
Of course we would love to think you will use us to sell your home.
But if you don’t that’s fine.
The service is free and with no obligation.

Are there any tie in periods?
We don't tie you in to any lengthy contract like other agents. If you want us to stop marketing your property just let us know.
What about withdrawal fee's?
There is no withdrawal fee. As you will have already paid for your photo’s and other media when you instruct us there is nothing to pay if you decide to leave. The photo’s and floor plan will belong to you and you are free to use as you wish.
What about the EPC?
The EPC or Energy Performance Certificate is an assessment of the energy efficiency of your home. Legislation dictates you must have an EPC when marketing your property for sale. However, there are a few exceptions, dwellings under 50m2 or grade 1, and grade 11 listed properties for example will be exempt. Please contact our office if you would like more help.
If you don't have an EPC we can arrange one or you can get one independently.
Are you a member of the Property Redress Scheme?
We are members of the Property Redress Scheme (PRS).

The main purposes of the Property Redress Scheme are to allow Agents to comply with their legal requirement to be a member of a government authorised consumer redress scheme and to settle or resolve complaints made by consumers.
Marketing Your Property
Do you advertise on Rightmove, Zoopla & Prime Location?
Your advert will get maximum exposure and will be listed on Rightmove, Zoopla and Prime Location. Some properties which meet the criteria will also appear on List Globally which is a network of international sites dedicated to over seas investor.
Do Esale take the photo’s & draw a floor plan?
Once you have placed your order our photographer will give you a call to arrange the home visit. This will be done at your convenience and we work evenings and weekends. The photographer then sends all the media back to head office for the advert to be created. Once you are happy the advert goes live. Typically the whole process from ordering to advert going live is 5-6 days.
Do Esale write the property description?
We have been working in conjunction with Rightmove to create the most effective property descriptions. Your advert will get prospective purchasers attention within the first few lines yet provide plenty of information should they want to read on.
Can I be involved in the advert?
The advert will only go live when you are completely happy. Although we are skilled in writing property ads and know how to optimise them for the various property sites, we welcome your input.
You can have as much or as little involvement in the advert as you like.
How long does it take to get the advert live?
From placing the order to the advert going live varies on both your and the photographers availability but usually from ordering to the advert going live is within a week.
Once Your Advert Is Live
Do Esale arrange the viewings?
Yes we do.
Interested viewers call or email our office, we then contact you to arrange the viewing. We prefer it this way – some online agents have a viewing portal that automates the viewing process, but we prefer a more hands on approach. This enables us to get information about the viewer, such as whether they have sold or are first time buyers etc. We find that this non automated process also reduces the amount of “no shows” compared to an automated booking system.
Do you get feedback following after the viewings?
We understand how frustrating it can be to show someone around your home, who appear to be enthusiastic, only to never be seen or heard of again. It’s one of the reasons why we are so passionate about getting feedback.
Can I pay extra for accompanied viewings?
We now offer accompanied viewings at an additional cost. These are £375 inc VAT for unlimited viewings for a six month period.
All viewings will be carried out by a trained and security checked agent.
Can I ask for alterations to the advert once it's live?
You can request as many alterations to the advert as you like either before or after it is live at no extra cost.
Do you have a client portal?
You will have access to your own client portal, an area to keep track of important aspects of the sales progress including:
- Booked viewings
- Viewing feedback
- Offers
- Sales progression
When it's Sold STC
Who are offers made to?
We recommend offers are made through us. This way we can formalise the offers and send out the relevant notifications.
Do you verify a buyer?
Once we have an offer on your property we will financially verify the person who has offered. This means we will check that they are in a position to be able to afford your property, and if they are involved in a chain, we will check the stability of it with the other agents involved.
Do you include sales progression?
We are passionate about sales progression and it is included in our service. In fact we often say that once we have found you a buyer the hard work begins. We are here to see your sale through to completion, helping smooth the process and help with any issue which might arise.
Do I have to use your solicitors?
You can choose use a solicitor that we work with or you can chose to use your own.
