EPC

The EPC or Energy Performance Certificate is an assessment of the energy efficiency of your home. Legislation dictates you must have an EPC when marketing your property for sale. However, there are a few exceptions, dwellings under 50m2 or grade 1, and grade 11 listed properties for example will be exempt. Please contact our office if you would like more help.

The EPC will belong to you. You can ask for a copy to be electronically sent at any time.

Money Back Guarantee

We truly believe we have an innovative estate agent that you will love, and we want to back that up with a risk-free 30 day guarantee.

If you choose our Pay Upfront option and you are not happy with the service, just let us know within 30 days and we will refund our fee. Please note that any additional products bought such as an Energy Performance Certificate can not be refunded as these are purchased through third parties.

No Tie In Period

No tie in periods with eSale. You are free to leave us at any point. Most online and high street estate agents will tie you in for 3 or 6 months.

No Withdrawal Fee

There is no withdrawal fee. As you will have already paid for your photo’s and other media when you instruct us there is nothing to pay if you decide to leave. The photo’s and floor plan will belong to you and you are free to use them in future adverts.

Our Prices

We charge £1,190 to sell your home with £95 of that payable when you instruct us (to cover the photo’s floor plan and description).

Or – if you chose to pay us upfront – it’s HALF PRICE – just £595 with nothing to pay on completion.

The photographs and floor plan are included with both options and will be sent to you for your own use on request.

Property Redress Scheme

We are members of the Property Redress Scheme (PRS).

Membership Number PRS011683

The main purposes of the Property Redress Scheme are to allow Agents to comply with their legal requirement to be a member of a government authorised consumer redress scheme and to settle or resolve complaints made by consumers.

Valuations

Ask us for an online valuation.

We will do all the same research that any good estate agent would do.

We will compare your home with similar sold and for sale properties in your area using various online resources to provide you with the best marketing price.

But rather than sit in your house to deliver the information, and quite probably the hard sell!

We email the valuation to go through in your own time.

Of course we would love to think you will use us to sell your home.

But if you don’t that’s fine.

The service is free and with no obligation.

What’s Included?

Both options include 12 months marketing on Rightmove, On The Market and List Globally, professional photo’s, floor plan, property description, viewing arrangement, feedback after viewings, regular performance reports, offer negotiation, qualifying potential purchasers and full in house sales progression with a dedicated account manager.

What’s Not Included?

There are a few options we don’t include as standard as you may not want or need them.

These can be added at an additional cost.

Coming To The Market
International Marketing

We have teamed up with List Globally to provide additional marketing for properties free of charge to our vendors.

The community we’re now part of is active in 64 countries and has access to 101 websites – all of them the Rightmoves of their own back yards. And that means, if your property appears on them, your audience grows significantly, particularly when we translate them into 16 different languages.

Photo’s & Floor Plan

Once you have placed your order our photographer will give you a call to arrange the home visit. This will be done at your convenience and we work evenings and weekends. The photographer then sends all the media back to head office for the advert to be created. Once you are happy the advert goes live. Typically the whole process from ordering to advert going live is 5-6 days.

Property Description

We have been working in conjunction with Rightmove to create the most effective property descriptions. Your advert will get prospective purchasers attention within the first few lines yet provide plenty of information should they want to read on.

Rightmove & On The Market

Your advert will appear on Rightmove and On The Market as standard. Some properties which meet the criteria will also appear on List Globally which is a network of international sites dedicated to over seas investor.

The Advert

The advert will only go live when you are completely happy. Although we are skilled in writing property ads and know how to optimise them for the various property sites, we welcome your input.

You can have as much or as little involvement in the advert as you like.

Time Scales

From placing the order to the advert going live varies on both your and the photographers availability but usually from ordering to the advert going live is within a week.

We recommend offers are made through us. This way we can formalise the offers and send out the relevant notifications.

Sales Progression

We are passionate about sales progression and it is included in our service. In fact we often say that once we have found you a buyer the hard work begins. We have a much lower fall through rate than the national average and that’s because we are passionate about getting your sale through to completion – whatever it takes!

Solicitors

You can choose your own solicitors or we can certainly recommend some.

We have a close relationship with Knight Richardson who we recommend for conveyancing. Having experienced many solicitors over the years we feel they offer a great service at a competitive rate.

Verifying Funds

Once we have an offer on your property we will financially verify the person who has offered. This means we will check that they are in a position to be able to afford your property, and if they are involved in a chain, we will check the stability of it with the other agents involved.
