After Johnson’s 8pm Statement on 4th January, we thought it best to clarify a few things when it comes to Selling, Buying, and moving into properties.

You can still move into a new property
We can still Sell Your Home for £595
The Housing Market in England will remain open, meaning viewings can still take place, properties can still be listed, and house moves can still happen, albeit with some important Health Restrictions
So what do you need to know?
Below is some straight to the point advice, taken from government guidelines, that we need to follow. If there’s anything you aren’t sure about then just call our offices and we’ll talk you through it.
Preparing to Sell your property
You can market your home
Estate Agents can visit your property to take photos/videos as normal
Do not hug, or High Five your Estate Agent
If you are displaying symptoms of Covid-19, then viewing properties is a no go. You must self isolate in accordance with Government Guidelines and not risk the spread of infection.
If a property for Sale has an online video or virtual tour, try to use that initially
If you do not have any symptoms, and still wish to view a property, then Face Masks (unless you are exempt) and Gloves must be worn, Do Not Touch anything in the property, no more than 2 people can view a property at one time, keep to the 2 meter social distancing rule, and Santiser must be used as regularly as possible
Open House viewings are a BIG no no
If you need to be accompanied by small children, please make sure they Do Not Touch anything
If you are showing people around your home open all the windows at least an hour prior to the viewing and make sure all surfaces and door handles are sanitised/cleaned before and after the each viewing
Your surveyor can undertake surveys of the property you wish to purchase. There are no restrictions on the types of survey that can be carried out and you should talk to your surveyor to understand the most appropriate type of survey for the home you intend to purchase
Solicitor firms can still work on your behalf in the sale and/or purchase of a property and will still be open over lockdown
When moving home, you should try to do as much packing as you can yourself. If that is not possible, speak to the removal company for advice
Anyone involved in the home moving process MUST follow social distancing, in line with public health advice
It’s not guaranteed that the Removal Company you want to use will be operating at the scheduled moving date, so double check with them in plenty of time
Do not provide refreshments to the removal men on the day you move, but certainly make sure there’s plenty of sanitiser available for them to use
Clinically Vulnerable People
The Clinically Vulnerable can still move home, however they need to let the Estate Agent, and anyone else involved in the moving process know, so that they can assist in reducing the risk of infection
If they have any immediate concerns, they should take advice from their GP
So you are still ok to sell your property, or move into your dream home. Just be sensible about it, and above all, stay safe!
