Property Summary

In the heart of Borders countryside but only a short drive from the Northumberland coast, this former keeper’s cottage is an idyllic rural retreat, beautifully blending traditional with modern. In generous grounds, the secluded property is surrounded by mature woodland but lies not far from all the facilities of Alnwick, including a hospital, a choice of supermarkets and the East Coast Mainline, connecting Newcastle and Edinburgh.

Ellingham is a hamlet which grew up around the old 17th Century manor house which is now home to corporate events, weddings and holiday rentals. Although the country house may have had a chequered history as a base for the Women’s Land Army in the 1940s and then a prep school, the community still revolves around the Packhorse Inn, a dog-friendly pub serving traditional hearty fare. The cottage is just a short walk away as well as within easy reach of Ellingham First School, rated “good” at its last Ofsted inspection in 2013. The station at Chathill is also nearby, with services running regularly towards both Edinburgh and Newcastle while the proximity of the A1 Great North Road also makes travel further afield by car relatively simple.

The front door opens directly onto the open-plan kitchen, diner and living room. The kitchen includes an easy-to-clean, stone-effect tiled floor. Wooden worktops also incorporate a stainless steel sink with mixer tap and drainer beneath the window overlooking the front of the property. A four-ring electric hob sits atop an electric oven while there is space and plumbing for a washing machine. Grey splashback tiles are fitted above all work surfaces and there are a number of base and wall units for storage.

The living room and diner both boast an authentic, stripped-wood floor with a traditional, chimney breast fireplace and a wood mantle over an imitation log burner. Rustic pine latched doors lead into the master bedroom and a hallway leading to two further double bedrooms and the house bathroom.

The carpeted master bedroom - with a second feature fireplace - also includes a fully-tiled en suite bathroom with pedestal sink with matching traditional chrome taps, heated towel rail, WC and shower cubicle with sliding glass screen. Both remaining double bedrooms are also carpeted with warmth in winter provided by radiators with individual thermostatic control valves.

The striking, fully-tiled house bathroom, with black-and-white chequered floor, is also fitted with a pedestal sink with traditional chrome taps, a heated towel rail, a bath with a shower over and a second WC.

Surrounded by trees, the property is divided from a private access road by gravel beds dotted with mature shrubs and plants while to the rear lies an extensive lawned garden. Mature trees and shrubs mark the boundaries with an additional woodland area beyond leading in turn to open countryside.

In our opinion this a dream home for buyers looking for a quiet life in the countryside. To call it characterful would be a bit of an estate agent’s cliché but this truly is a delightful home with everything you would expect from a traditional county cottage – but with some lovely modern touches which make it quirky and yet comfortable.

As ever though we would recommend a viewing, both to fully appreciate the splendid rural location and the high standard of accommodation on offer.
