Property Summary

With open countryside to the front and an open green to the rear, this recently refurbished property enjoys considerable privacy and is offered for sale with vacant possession, boasting a modern kitchen and bathroom and a large enclosed rear garden incorporating a handy additional garden workshop, easily converted to an office if required.

Interior
LIVING ROOM/DINER: 23’ 0” (7.01m) X 15’ 0” (4.56m)
The front door of the property opens directly onto the spacious and open-plan living room/diner, where the area to the front includes a solid-wood floor while the area to the rear is newly-carpeted.

Both areas include fireplaces within chimney breasts, with alcoves either side ideal for shelving or larger pieces of furniture. The large fireplace in the back room boasts a living-flame gas fire framed by a dark-wood mantle.

Plenty of natural light is allowed by casement windows overlooking both the front and rear of the property, while additional warmth is provided by wall-mounted radiators. The room also includes a door to a large under-stairs storage cupboard, a glass-panelled door offering access to the kitchen and a third door which opens onto the stairs which rise to one single and two double bedrooms.

KITCHEN: 13’ 0” (3.95m) x 7’ 0” (2.13m)
The galley-style kitchen has also be fully modernised and now boats a stone-effect, easy-to-clean tiled floor, complemented by wooden base and wall units above and below laminate worktops in dark grey.

The smart design also includes an oven and grill and four-ring induction hob beneath an extractor, splashback tiles above all the cooking and preparation spaces and a one-and-a-half-bowl stainless steel sink sitting beneath a window overlooking the rear courtyard. Light after dark is provided by adjustable overhead spotlights while there’s space and plumbing for a washing machine or dishwasher as well as an integral upright fridge/freezer. Doors from the kitchen open onto the rear courtyard as well as the house bathroom.

HOUSE BATHROOM: 8’ 2” (2.50m) x 5’ 7” (1.70m)
Also completely modernised, the bathroom boasts slate-grey floor tiles adding some contrast to the white panel bath, pedestal sink and dual-flush WC. The bath includes a centrally mounted chrome mixer tap and a shower fitted above.

BEDROOM 1: 14’ 11” (4.55m) x 8’ 11” (2.73m)
The master bedroom overlooks the front of the property and benefits from double-glazed casement windows with views over the fields and woodland to the east. One wall is lined with integral wardrobes while warmth in winter is provided by a wall-mounted radiator. The room has been recently re-carpeted and redecorated.

BEDROOM 2: 13’ 9” (4.18m) x 6’ 6” (1.98m)
The smallest of the three bedrooms, there is no integral storage but the room has also be recently redecorated and re-carpeted and enjoys views across the rear gardens to the green beyond through double-glazed casement windows.

BEDROOM 3: 10’ 6” (3.21m) x 8’ 2” (2.49m)
Also benefiting from redecoration and new carpets, Bedroom 3 includes a cupboard housing the recently fitted boiler which is still under warranty. A window fitted with blinds offers views across the rear garden to the green beyond. Warmth provided by a wall-mounted radiator.

Exterior
The red-painted, brick-built terraced home fronts onto the pavement of Moseley Road but enjoys views across open fields to the east, owned by the nearby livery and stud farm with the Newstead and Annesley Country Park beyond.

To the rear is a private and enclosed flagstone courtyard which can be accessed directly from an external door from the kitchen, with wrought-iron gates from here opening onto a covered storage area.

An extensive enclosed garden lies beyond, bordered by head-high timber fence panels offering privacy from neighbouring homes. Features include a winding path flanked by lawns either side, leading down to double gates which open onto the lane behind the house which circles the central green. The foot of the garden includes a paved area large enough to accommodate secure off-street parking for a single vehicle.

The rear garden also includes a spacious workshop complete with power, lighting, work benches, shelving and storage. If required, the area could be converted into a home office with relative ease.

Location
Moseley Road runs north to south from the Annesley Cutting not far from the village of Newstead, approximately six miles south-west of Mansfield, ten miles north of Nottingham, 15 miles north-east of Derby and 25 miles south of Sheffield.
Newstead itself is home to a village post office, The Pit pub, a primary school and a small station offering regular and direct train service to Nottingham and Worksop. Buses from stops on Annesley Cutting also run regularly to Mansfield and Nottingham while the proximity of the M1 makes travel north and south by car relatively simple.

However, nearby Annesley also offers a convenience store off Derby Road, a fish-and-chips shop, the Badger Box pub and a filling station with its own mini-market. The village’s community primary school and nursery was also rated as “good” by Ofsted in 2017.

For those who enjoy wide open space, Newstead and Annesley Country Park and the grounds of Newstead Abbey are nearby. The Hollinwell Golf Club is also less than a mile from the house.

However, plenty more amenities are available in Mansfield, which is home to an edge-of-town leisure and retail park boasting a large Sainsbury’s, an Aldi supermarket, an Odeon cinema complex, a number of well-known restaurant chains, a bingo hall and gym.

The town centre is also home to a good selection of banks, businesses, shops, restaurants, pubs, coffee shops, bars and cafes as well as a community hospital, train station and a civic centre.
