There’s a pretty good chance, if you’ve just put your home on the market – or you’ve told a few friends and family that you’re about to – your decision may have met with a sorry shake of the head or breath sucked through teeth.
There will no doubt be plenty of people willing to tell you that now isn’t the right time; the holidays are over, the kids have gone back to school so the focus switches to Christmas. No one’s interested in property.
To be fair, there is a little bit truth in that; just like any market, property has peaks and troughs and there’s no denying spring and early summer are when estate agents are at their busiest.
But you’re a vendor not an estate agent and, despite what many will tell you, there are advantages to selling in the autumn. Here are eight we can think of:
New year, new home: If you move quickly and don’t spend too long shilly-shallying, there is a chance you could be in your new property by Christmas. There are no guarantees as there are often unforeseen snags which can slow you down but, with a fair wind and a little encouragement applied to all parties involved, it’s by no means impossible. Imagine being able to start 2019 already in your new home rather than waiting until spring…
Beat the rush: As we’ve already conceded, more properties will go to market in spring – but, if you’re selling, that doesn’t mean yours has to be one of them. If you go to market now, there’s a good chance you’ll benefit from being there first. As we’ve said many times, the best time to sell your property is when someone wants to buy it – so why wouldn’t they be out there somewhere right now?
Less competition: It stands to reason that, if fewer properties are going to market, it will mean less choice for the buyer and therefore a better chance of a quick sale.
The kids are back at school: If you’re able to conduct or arrange a viewing during the day, you won’t have to worry about what to do with the kids if they’re already at school. Of course, juggling children is also something potential buyers have to take into account so you may find the whole viewing process that little less complicated.
“Warm and cosy” is easier: It’s always nice to come in out of the cold which means there’s an extra dimension to a viewing you can take advantage of in the autumn. Even when it comes to property, buying is an emotional decision and we tend to do business with people we know, like or trust. A fire in the hearth, some subtle touches of interior design, or even a warm drink for your viewers can help to create the right kind of ambiance for a sale.
Buyers are the real deal: We’re not saying all your viewings will be barren in the spring or summer but, in our experience, there are fewer time-wasters around in the autumn. Not everyone wants to climb in the car or go to a viewing when it’s cold out or after work when it’s dark outside – especially if it’s on a whim. Buyers that do could be on just as much of a mission to complete as you are and that means a better chance of a speedy sale.
Summer sellers are getting desperate: There are bound to be homes already on the market similar to yours but, if they’ve been there for a while, you’ll have the upper hand. Buyers tend to be attracted to homes new to the market, particularly if they’re sensibly priced and in a good location. If a property sticks around too long, it can become a little stale – even if there isn’t much wrong with it. It’s all about perception and, for a month or two, homes new to the market can have a slight advantage.
Better customer care from your selling team: At eSale customer care is our watchword and we try to ensure each and every one of our clients receives the same standard of service – but there’s no doubt it’s easier to achieve when things are quieter than when there are several new homes a day to prepare for market. If you sell in the autumn, you may find the team you work with to be a little less frayed at the edges.
