Little questions that so frequently pop up can be asked straight away such as, “What is the Council Tax Band of this property?” or “Do you know when the carpet in communal hallway is due to be replaced?”. Being able to give this information during a viewing can make the sale of your property more efficient, with less questions popping up further down the line.
3. You get to know your buyer
As it is more often than not the Estate Agent who books in viewing appointments, you have to trust their judgement when it comes to the suitability and procedability of an applicant, which often means that vendors don’t ever meet or get a feel for who their buyer is. By conducting your own viewings you can get to know a little about your buyer and what motivates them, meaning that in a situation where you are presented with more than one offer, you are able to make an informed decision as to which buyer you would like to proceed with.
4. You receive on the spot feedback
We will often receive a call from vendors early in the morning, to let us know that their viewing appointment the night before has gone really well, and that they felt that the potential buyer loved the property and in some cases, have informed them that they will be calling us to make a formal offer. It’s great if you have the opportunity to read your potential buyer’s reaction to your property yourself, and quite often, the outcome of a viewing will match your judgement of their reaction to your property – although, every now and again you’ll be visited by a buyer who has perfected their poker face!
